Outdoor living areas catch everything: moss in the shade, leaf and berry stains, BBQ grease and a grey film on the pergola roof. We clean tiled and paved patios, concrete alfresco slabs, sandstone and brick courtyards, pool surrounds, apartment balconies and clear polycarbonate pergola roofs, with the method chosen to suit each surface.
We cleaned this Balmain courtyard in October 2026. Its sandstone was coated in moss, algae and grime built up over many years, and once that came off, the stone's natural colour and banding could be seen again. Courtyards paved in sandstone or old brick are common behind terrace and older homes, and because those spaces are often hemmed in by walls, they stay damp for days after rain.

Courtyard stone, patio tiles, pavers and concrete alfresco slabs are cleaned with controlled pressure set for that particular material, so growth and grime lift from the face and joints without scarring it. Pergola roof panels and any painted or rendered walls around the patio are given a gentle low-pressure soft wash. Sun-baked BBQ splatter, purple marks from fallen berries and the green film creeping across shaded tiles each behave differently, so every patch is looked at before the first pass. Our biodegradable products are safe near garden beds, pot plants and pets. Plenty of owners book in before the summer entertaining season starts, or before a sale when buyers will be walking straight out onto the back terrace. Pressure washing starts from $150, quoted on area, surface and build-up.

Across September and October 2026 we worked on a pergola in Annandale with clear polycarbonate roof panels, plus the patio underneath it. Built-up grime was cleared from the roof panels. Clear roofing like this tends to sit under trees, so leaves settle on it, stain it and hold damp, and mildew can follow. Panels like these are easy to scratch, which is why clear roofing is soft washed and never blasted. Underneath, shaded paving is usually where moss and algae get going first, particularly along edges and in corners where rainwater lingers after a storm.

It shouldn't, because each material gets its own pressure setting instead of running at one setting for everything. Grout lines, and pavers that have lost jointing sand, are checked first and cleaned more gently. Any cracked tiles or crumbling grout get mentioned to you before work begins. Sandstone gets an even lighter touch, since soft stone marks far more readily than concrete.
Yes. Polycarbonate scratches easily, so it never gets high pressure. A gentle low-pressure soft wash with biodegradable products lifts leaf staining, grime and mildew from the panels, and a rinse afterwards lets more daylight through to the patio below. Pergola frames and any painted beams nearby are handled with the same care.
Moss and algae thrive wherever paving stays shady and damp, and they turn tiles and stone slick underfoot. Controlled pressure draws the growth from the surface and the joints rather than smearing it around. Trimming back overhanging plants and sweeping leaves away regularly slows how quickly it returns. Patios that never see direct sun may simply need cleaning more often than an open, sunny courtyard.
Yes, strata properties are part of what we do. Check your building's by-laws first, because many set rules about water use and run-off from balconies. Tell us where the balcony drains and what sits below it, and we will plan the clean around those limits before we arrive. Our team is fully insured, which building managers usually ask about.
It helps if chairs, tables, outdoor rugs and smaller pots are cleared off before we arrive, so the whole surface comes up evenly. Heavy planters and built-in pieces can stay where they are; we clean around them and let you know about any spots we could not reach. Delicate plants sitting right at the edge of the paving can be covered or moved aside when the team arrives.
No, we don't offer sealing. What we leave behind is a clean surface with the growth and grime removed, which is the condition a sealer needs. If you plan to seal, book your sealing contractor for after the clean, once the paving has had time to dry out fully. Sealing straight onto a dirty or damp surface tends to lock the staining in.
