Balmain has two very different kinds of glass to clean. Down the steep, narrow streets of the Waterview Estate, houses stand close to the street edge with their front windows a step from passing traffic, while across the suburb, flats and apartments, some of them in converted factories, are almost as common as terraces and semis. Either way, a ladder often has no safe place to stand. We clean from the ground with carbon-fibre water-fed poles and purified water.

What dulls a Balmain window depends on which way it faces. Street-front glass in the Waterview Estate and down towards White Bay picks up road grime from traffic and kerbside parking, because there is little or no front garden to catch it first. Glass facing the water can gather a fine salt film off Iron Cove, Mort Bay or White Bay, and that film holds dust and dries to a haze that a passing shower rearranges rather than removes.
The building stock is mixed. The Waterview Estate alone runs from single- and double-fronted cottages to two-storey terraces, the old Lever Brothers factory was converted to apartments from 1996, the 1922 Colgate Palmolive building on Mort Bay became apartments in the same decade, and a large area of Housing Commission flats went up near the Iron Cove waterfront in the early post-war years. Each brings different heights and access, and the outside of upper-floor glass is rarely something residents can reach themselves.
The streets make ladders a poor choice. In neighbouring Balmain East, also postcode 2041, very narrow, steep minor streets and rights of way still follow the boundaries of the first allotments of 1836, linked by sandstone steps cut into the rock, and council wants those roads kept narrow. Footing a ladder on a slope, on stone steps or on a narrow footpath is how falls happen. A carbon-fibre pole reaches upper storeys while the operator stays on the ground, and the purified water dries spot-free without detergent, with frames and sills washed along with the glass.
For homes that look across the water, clean glass is most of the point. Balmain East faces east over the harbour towards the city, and around the rest of the peninsula, homes near Iron Cove, Mort Bay and White Bay can look out over water too. A haze of salt or street grime dulls that view every day, and because it thickens a little at a time, it rarely prompts anyone to act.
The safety gain is just as real. Working from the ground means nobody props a ladder on a steep footpath, on sandstone steps or against an old window frame, and nobody leans out over a courtyard to reach an upstairs pane. That is a risk worth taking off the table on any two-storey terrace, let alone one on a slope.
Washing the frames and sills along with the glass is what makes a window look properly done. On a house set close to the street, those ledges collect road grime and leaf, and a clear pane in a grubby frame still looks neglected from the footpath.
Interior glass can be added on request, so a home being readied for sale, a new lease or a strata inspection can have both sides done at once, and the before-and-after photos show the result.
We use carbon-fibre water-fed poles worked from the ground. Purified water runs up the pole to the glass, and because it carries no dissolved minerals it dries spot-free with no detergent. On a two-storey Balmain terrace, that means nobody has to stand a ladder on a sloping footpath or wedge one into a tight courtyard.
Not for the outside of the glass. The water-fed pole reaches upper storeys from the ground, so the exterior of an upstairs window is cleaned from below, whether that is the street, the yard or a courtyard. Coming inside is only needed for interior glass, which is done on request, or where the back of the house can only be reached through it.
On a peninsula ringed by harbour, a fine salt film can settle on glass between cleans and hold dust with it, and street-front windows add road grime on top. Cleaning with purified water and no detergent leaves no residue for that grime to grip, but exposure still sets the pace, so harbour-facing glass may need cleaning more often.
We work on strata and commercial properties as well as houses, and flats or apartments made up 37.6 per cent of Balmain's occupied homes at the 2021 Census. The pole reaches upper storeys from the ground, but whether it reaches every level of a particular building is worth confirming when you ask for a quote.
Water-fed poles, purified water and spot-free glass up to three storeys, without a ladder against your gutters.
