Kingsford stayed mostly empty until the 1920s land boom, so much of its older housing is brick cottages and bungalows from around then, now sharing streets with 1960s unit blocks and newer apartments. Each of those drains its roof differently. A low cottage gutter and a long run along a multi-storey strata block both collect the same leaf and grit, but they ask for quite different reach and care to clear.

Housing here is split almost down the middle. At the 2021 Census just over half of occupied homes in Kingsford were flats or apartments and about a third were separate houses, with semis and townhouses making up most of the rest. For gutters that means everything from a single-storey eave you could almost touch to runs on blocks of two storeys or more.
The trees are changing too. When Transport for NSW built the cycleway from the Kingsford light rail terminus towards Centennial Park, around 47 trees came out along a route that includes Houston Road, Day Avenue and Sturt Street, and council proposed more than 141 native replacements. The list includes brush box, tuckeroo, blueberry ash and small-leaf lilly pilly. As those young trees fill out, their leaf, flowers, seed pods and berries can increasingly end up on the roofs beside them.
Underneath it all is sand. Kingsford sits on the Botany Sands, wind-blown dune country running north from Botany Bay, and fine grit lifted off gardens and verges can settle into gutters, where it mixes with leaf into a heavy sludge that slows outlets.
High-reach gutter vacuums worked from the ground pull that material out of the eaves, box gutters, valleys, outlets and downpipes, which suits blocks where ladder access is awkward.
Half of Kingsford's occupied homes were rented at the last Census, and many residents are students at the university to the north. Nobody living in a rental is likely to look into a gutter, so a blockage can sit unnoticed until water is coming through an eave or down an inside wall.
For an owner or strata committee, a regular clean is cheap insurance against that call. Every gutter clean includes a roof inspection report and before-and-after photos, which give you a dated record of the roof's condition between tenancies without having to climb up yourself. On a block of units it also gives the committee something concrete to table at the next meeting.
Clear gutters protect what sits below them. Overflow on an old brick cottage soaks the walls and mortar, stains the eaves and can find its way under the floor. On an apartment block it can pour over balconies and common entries, which is a quick way to generate complaints from several households at once.
Our products are biodegradable and safe around gardens, pets and children, which matters on shared courtyards where residents come and go. If you would rather not deal with the collected leaf and sludge, rubbish and green waste removal is available as a paid add-on.
In most cases, yes. The high-reach gutter vacuums are operated from the ground, which suits multi-storey unit blocks where ladders against the facade are awkward. Strata properties are part of the regular work, and the team is certified to work safely at heights if a section does need closer access.
Probably, as they grow. Council proposed species such as brush box, tuckeroo, blueberry ash and lilly pilly along the route, and leaf, flowers, seed pods and berries from trees like these can collect in gutters. Young trees drop less, so this is something to keep an eye on over the coming years.
Kingsford is built on the Botany Sands, wind-blown dune sand that runs north from Botany Bay. Fine sand lifted from gardens and verges settles in gutters and binds with leaf into a dense sludge. It is heavier than dry leaf and tends to build up near outlets, which is why outlets and downpipes are checked on every clean.
You receive before-and-after photos of the gutters and a roof inspection report as part of every gutter clean. Landlords often find these useful between tenancies, since they record the condition of a roof that tenants rarely see. The reports also give you a starting point if any repairs need to be quoted.
